Having been called in to review a sudden appearance of a vertical crack in a load-bearing parking garage column supporting multiple floors of residential occupancy, we initiated an observation program. Within two weeks it became clear, as cracks spread throughout the structure, that a deficient construction detail was resulting in the active deterioration of the concrete columns. Our team delivered 66% repair drawings over a four-day holiday long-weekend and avoided the City of Ottawa ordering the emergency evacuation of the entire condominium building. Temporary shoring was designed and put in place while a permanent solution could be effected. CEL staff further designed, tendered, and monitored the phased permanent repair, maintaining full resident occupancy throughout the project and partial vehicular occupancy of the parking garage throughout construction.
