Staff from CEL were involved following over 30 years of water ingress and mitigation attempts by other parties. We reviewed the historical documentation available of past occupant complaints and past works, concluding that the correct repairs either failed to be discussed or failed to be properly implemented. During review of select units throughout the building, our staff discovered additional sources of water ingress as well as failing structural balcony elements resulting from past water ingress. CEL implemented a holistic survey of the balconies, providing a report with recommendations for both the failing structural elements as well as for the mitigation of water ingress. The guidance and design details provided resulted in an ongoing body of works to both mitigate the water infiltration and allow safe use of the balconies.
